After over 20 years in the business, Component Homes has developed and refined its proven system to make it easy for you to build your own home.
The step-by-step instructions contained in our Construction Manual are tailored to your specific home and simple for the average handy man or sub-contractor to follow. In fact, most of our DIY home owner-builder clients are husband and wife teams.
Each framing panel is clearly numbered and you will find that our Construction Manual is full of comprehensive instructions and diagrams that show you which numbered section to select and how it should be erected and fixed. Should you need futher assistance, we are there to help over the telephone if required.

Owner Builders' Guide
1. Selecting Your Home and Land
At Component Homes our wide range of house designs is constantly being updated and added to, so there are plenty to choose fro. Alternatively you can adapt one of our designs or provide your own design and we'll help you to make sure that it makes the best use of your chosen block.
2. Survey the Site
Once you have selected your land, we recommended that you obtain a 'contour survey' from a licensed surveyor. This survey will help us identify important details about your block and to identify suitable building plots that take into consideration things like trees, the slope or fall of the land and the soil type you will be building on.
3. Working Drawings & Engineer's Report
Once you are 100% happy with the design for your new home, we can then proceed with working drawings. All Component Homes designs meet or exceed the 5 Star Energy Efficiency Assessment for new homes and on completion of the working drawings we recommend that you arrange independent certification by way of an Engineer’s Report for your total peace of mind.
4. Owner Builder Registration & Licence
Whether you chose to build your own home or get a sub-contractor to do it for you, you need an owner builders licence and register with the Builder's Registration Board. This involves attending an owner builder’s course. It takes about 16 hours, but can be done by correspondence more quickly. The costs are usually under $300 and we can advise on a range of course providers to you if required.
5. Council Approvals
You will need to apply to your local council to obtain a Building Permit. Component Homes can assist you through this process and ensure that the necessary documentation is in place.
6. Construction Program
Component Homes can also assist you in the development of a construction program that details all the trades and suppliers in the order in which you will require their services.
7. Site Preparation
It is important that you prepare your site to meet with any local by-laws regarding signage and storage and to provide ease of access for work vehicles, etc.
8. Council Inspection
Once your land is prepared, you need to confirm that these works meet council regulations. You should also satisfy yourself that things like drainage and other services have been properly addressed.
9.Concrete Slab & Floor Systems
The first visible signs of your new home! Now it is time to get your foundations laid, whether they be a concrete slab, the supports for a raised floor system, or a combination of both.
10. Building To Lock-Up Stage
Like a big Meccano set, your next task is to mark out the locations of walls on the slab or floor system and put them up. You can then fix your selected wall and roof claddings – such as Colorbond®, brick veneer, weatherboard or other materials – and install all external windows and doors.
11. Service Trades
Now your house is at lock-up stage you will need to bring in your plumber, electrician and other contractors to install pipe and cabling.
12. Internal Finishing Kit
Things are really beginning to take shape! It is time to move inside and install your internal insulation, plasterboard wall linings, ceilings and doors.
13. Cabinetry & Tiling
Kitchens, sink tops, bathroom vanities, laundry tubs and all other cabinetry can be installed along with floor and wall coverings.
14. Plumbing & Electrical Connections
Get your plumber in again to connect up all wet areas and complete wastes connections. At the same time, your electrician can install your light fittings, switches, plugs and kitchen appliances.
15. Final Inspections
Arrange your final inspection with your local Council and you are ready to move in!
